Senate Bill 326 (SB 326) is a California law that requires the inspection of elevated structures such as balconies, decks, and walkways in common interest developments (CIDs) with three or more multifamily units by a qualified inspector. The bill was signed into law by Governor Jerry Brown on August 30, 2018. The purpose of the bill is to ensure that these structures are safe and maintained properly. The inspection must be conducted by a licensed architect, licensed civil or structural engineer, or a contractor with specified credentials. The inspection report must be submitted to the CID’s board of directors and made available to the members of the CID.
